Metropolis Phases I and II, Los Angeles, CA

Greenland Real Estate Group, based in Shanghai, hired Cumming Group to conduct a peer review of the Phase 1 budgets for the Metropolis development. The project, valued at $1.2 billion, spanned 6.33 acres. Impressed by the initial commission, Cumming Group was subsequently engaged to provide full cost management services for the remaining phases of the project. Phase 1, completed in December 2016, included the Indigo Hotel with 350 rooms and a 38-story residential tower. Phase 2 featured two condominium towers, standing at 40 and 56 stories and comprising 514 and 685 units respectively. Additionally, Phase 2 included an 8-story podium offering 1800 parking stalls and 70,000 square feet of retail space. Cumming Group’s scope of work involved subcontractor tendering, change order support, TI estimates, and benchmarking for the entire 3.5 million square feet mixed-use project. Phase 2 was successfully completed in 2019.
